Energy efficiency measures that actually pay back

In a UAE building, cooling is the largest single electrical load for most of the year. That makes the plant room the right place to look for savings, and it makes the order in which you look worth getting right.

Start with what is free

• Set points. Chilled water supply temperature set lower than the building needs costs compressor power continuously. Raising it where the load permits is immediate and free.
• Schedules. Plant running outside occupied hours is common and invisible until someone looks at the logs.
• Sequencing. Multiple machines running at low part load are usually less efficient than fewer machines nearer their best point.
• Simultaneous heating and cooling. Reheat fighting cooling wastes both, and it happens more often than anyone expects.

Then maintenance

Clean condensers, correct charge, clean strainers, working controls. This is not an efficiency project; it is maintenance done properly, and it typically recovers more than the retrofit that gets proposed instead.

Then measurement

Without metering, savings cannot be demonstrated and drift cannot be detected. Sub-metering the plant is often the highest-value early investment precisely because it makes everything else arguable on evidence.

Then capital work

Variable speed drives on pumps and fans, control system upgrades, and ultimately plant replacement. All can be worthwhile. All should come after the operational items, because a retrofit on badly operated plant delivers a fraction of its modelled saving and discredits the next proposal.

How to judge a proposal

Ask what the saving is based on, what the baseline is, and how it will be verified afterwards. A proposal with no measurement plan is asking you to take the outcome on trust.
